Preparation of Consumer Disclosure  or settlement statement in accordance with instructions provided by both the lender and the client. Final product delivered via e-mail in pdf format.

Consummation (Closing) Service:

Attend commercial and residential closings and explaining the Consumer Disclosure / Settlement statement and title insurance related documentation to the buyer/borrower and seller.

Obtain authorization to release information from real estate agent, owner or counsel for owner; payoff letters for mortgages, judgments and tax liens, survey review (if required);

Coordination of closing logistics, review of corporate documents, work with underwriters to clear complex title issues and to obtain high liability approval.

Obtain corporate documents from Pennsylvania Secretary of State; and preparing the settlement statement.

 Residential title processing:
